Buying your first home? I'll walk you through every step.

The mortgage process can feel overwhelming when you've never done it before. That's exactly why I'm here.

I get it — this is a lot.

You've been saving. You've been browsing listings. And now that it's getting real, you have about a hundred questions and you're not sure who to ask.

How much can I actually afford? What's the difference between pre-qualification and pre-approval? How much do I need for a down payment? What if my credit isn't perfect?

These are exactly the questions I help people answer every day. My job isn't just to get you a loan — it's to make sure you understand the process, your options, and what it all means for your financial future.

How I Help First-Time Buyers

Step 1: A real conversation — not a sales pitch.

We start with a free consultation where we talk about your goals, budget, and timeline. I'll explain what to expect and answer every question you have. No pressure.

Step 2: I get you pre-approved — and explain what that means.

Pre-approval is your golden ticket when house hunting. I'll help you understand how much you can borrow, what your monthly payment would look like, and which loan programs fit your situation.

Step 3: I find the best loan for your situation.

As an independent broker, I compare options from multiple lenders — not just one bank. That means you get access to programs and rates that most buyers never even hear about.

Step 4: I guide you from offer to closing.

Once you find a home, I coordinate with your real estate agent, the title company, and the lender. I keep you updated at every step and make sure there are no surprises on closing day.

Loan Programs for First-Time Buyers

You may have more options than you think:

  • Conventional loans — As low as 3% down with good credit
  • FHA loans — 3.5% down with more flexible credit requirements
  • VA loans — Zero down payment for eligible veterans
  • USDA loans — Zero down for eligible rural/suburban areas
  • Washington & Oregon state programs — Down payment assistance and grants for qualifying buyers

I'll help you figure out which programs you qualify for and which one makes the most sense.

Common First-Time Buyer Questions

How much do I need for a down payment?
It depends on the loan program. Some options require as little as 0-3.5% down. We'll figure out what works for your budget.
What credit score do I need?
There are programs for scores as low as 500, though better scores unlock better rates. I'll give you a clear picture of where you stand and what your options are.
Should I get pre-approved before I start looking at homes?
Yes. It tells you what you can afford and it shows sellers you're a serious buyer. I make the pre-approval process simple.
How long does the whole process take?
From pre-approval to closing, typically 30-45 days once you're under contract. I'll give you a realistic timeline for your situation.
