Who qualifies for a VA loan?

You may be eligible if you meet one of these requirements:

  • Active-duty service: At least 90 consecutive days during wartime
  • Peacetime service: At least 181 consecutive days
  • National Guard or Reserves: Six years of service
  • Surviving spouses: If your partner died in the line of duty or from a service-connected disability

Can I use my VA benefit more than once?
Yes. VA loan benefits can be reused, and in some cases, you can even have two VA loans at the same time.
Is there a VA loan limit?
For veterans with full entitlement, there's no loan limit. For those with remaining entitlement, limits apply based on your county.
What about the VA funding fee?
It ranges from 1.25% to 3.3% depending on service type and down payment. It's waived entirely for veterans with a 10%+ disability rating. And it can be rolled into the loan amount.
Do I need a Certificate of Eligibility?
Yes, but I can often pull it for you within minutes. You don't need to track it down on your own.
What property types qualify?
Primary residences only — single-family homes, condos (with VA approval), and manufactured homes on permanent foundations. Investment properties don't qualify.
